Sarnafil Contract Options

Sarnafil Contract Options is a new programme for roof refurbishment projects, offering the opportunity of single point responsibility for your roof problems from Sarnafil Ltd.

The range of services offered covers every aspect of re-roofing; roof survey and report, full project specification, tender documentation, contract administrating, competitive tender, fully trained contractors, installation inspections, comprehensive insurance backed guarantee, and roof maintenance.

Sarnafil Ltd

Sarnafil Ltd is a wholly owned subsidiary of Sarna Polymer Holdings Inc based in Switzerland.

The Sarna Group of Companies is acknowledged as market leaders in polymer technology and engineering, the Sarnafil Division specializes in roofing and waterproofing. Sarnafil membranes are supplied worldwide by Sarnafil Division providing full design and installation advice supported by an insurance backed guarantee.

The UK Company was formed in 1980 and has an issued share capital of £200,000. The turnover in 1999 was approximately £14m with 46 employees.

Sarnafil roofing waterproofs many of the UK's most prestigious projects such as The American
Air Museum, Duxford; Dyson's new Research and Development Centre, Malmesbury; and the
Bluewater shopping centre, Kent.

Sarnafil Limited is a member of the RIBA CPD Providers Network, NBS Plus, the Single Ply Roofing Association, and the Whole Life Costs Forum.

Survey Report

The scope and extent of the Roof Survey is discussed and then agreed.

The Roof Survey will use the most appropriate and up-to-date methods to meet the objectives as defined in the agreed brief.

A typical Roof Survey will include;

  • A visual Inspection of the existing roof area(s) and details, with a generic explanation of the type of materials and their anticipated performance
  • Investigation into the existing roof build-up(s) using a selection of tests such as; core samples, U-value calculations, pull-out tests, thermal imaging etc.
  • An evaluation of the general condition of each roof area, highlighting any specific problems.
  • Recommendations for each roof area.
  • Additional professional services may be employed to report as necessary to meet the agreed brief e.g. Structural Engineer, at additional cost.

The Roof Survey will be charged at an agreed price. This amount will be reimbursed when the project proceeds, providing the Sarnafil specification recommendations are followed.

Specification

A typical specification will include;

  • Full recommendations for roof refurbishment.
  • Proposals of how to upgrade the roof to meet the current Building Regulations and Codes of Practice, wherever possible.
  • Calculations and test results, eg wind load calculations, thermal calculations and condensation risk analysis.
  • Roof preparation.
  • Material specification and method of installation.
  • Site specific CAD details.
  • Budget costs can be included for the proposed roofing work.

Responsibility for wind load calculations and design of fastener spacing is covered in the guarantee.

All Sarnafil products in the new roof build-up, installed in accordance with the Sarnafil specification, to be included within the Sarnafil Guarantee.

Additional Professional Services

Sarnafil has developed many professional relationships that can be introduced, at a competitive fee, if required.

For example, the Construction (Design and Management) Regulations CDM 1994 require many projects to have a Planning Supervisor appointed.

The duties of the Planning Supervisor include;

  • To notify the H.S.E. of the project.
  • Ensuring that a pre-tender health and safety plan is prepared
  • Ensuring that the construction phase health and safety plan is prepared.

The procurement of such services through Sarnafil Ltd is not essential to fulfill the Sarnafil programme of Roof Management. The intention of this offering is to assist those who may not have such proven relationships.

Competitive Tender

Sarnafil Roof Management contractors will competitively tender for your project.

All Sarnafil Roof Management contractors have a lengthy, proven successful record of Sarnafil installations.

All Sarnafil fitters employed by the competing contractors will have trained at the Sarnafil training school and NVQ assessment centre on the CITB accredited training programme reference no. ZZFR/13494, this is followed by on-site training for each roofing system. The candidate must demonstrate consistently high quality Installations before they qualify as a Sarnafil Fitter and are issued with an ID card.

All work is carried out generally in accordance with BS 8217:1994, BS 6229, the Single Ply
Roofing Association Code of Practice and in strict accordance with the Sarnafil Technical
Manual.

Sarnafil roofing systems may only be installed by registered contractors employing Sarnafil certified operatives.

Alternatively

Sarnafil will enter into a direct contract and act as principal contractor, employing a Sarnafil contractor as previously described.

Installation Inspection and Quality Control

A pre-start meeting with the Client and the successful Sarnafil Roof Management contractor will be held by Sarnafil Ltd to ensure all parties understand their responsibilities.

Sarnafil will conduct in-progress inspections to ensure the roofing works are being carried out in accordance with the specification and good roofing practice.

On completion, Sarnafil will conduct a final inspection prior to issuing the guarantee.

The roof inspections will be conducted by site experienced Sarnafil Field Technicians, each with
a minimum of 5 years experience installing Sarnafil roofing systems. The observations of the
Field Technician are recorded on a field inspection report and reported to the Roofing
Contractor.

Additional site meetings may be held to help co-ordinate the on-going roofing works and changes in detail design.

Issue of Guarantee

On completion of the roofing works Sarnafil will issue a materials and workmanship guarantee. The standard guarantee is for 10 years. Insurance cover for consequential loss is provided by the Zurich Insurance Company.

Extended Guarantee

If all the annual inspections and remedial works in the maintenance programme are completed, Sarnafil can extend the materials Guarantee by a further 5 years, free of charge.


Maintenance

Sarnafil membranes are unaffected by standing water, accumulations of dirt or normal airborne concentrations of chemicals. However, it is recognized good roofing husbandary to implement a pro-active maintenance programme, seeking to anticipate potential problems and prevent or at least minimise their effects.

The maintenance programme from Sarnafil Roof Management is charged at a nominal fee per day per annum, index linked to inflation, and will provide:

A manual, to be held by the client, providing a complete history of the roof and its maintenance. A typical annual roof inspection includes;

  • A report on a wide range of factors that may adversely effect the anticipated performance of the roofing system.
  • Minor mechanical damage to the membrane which can be repaired on the day of the inspection, will be included in the fee.
  • Gutters and Rainwater outlets will be cleared and checked to the vertical drainage system.
